Modular Construction

A Volumetric modular construction produces three-dimensional sections of a building away from the final site. The method can shorten site work, although transport limits and connection design influence the size and form of each unit. B The sequence shows one room module moving from the factory to its permanent position. Surveying and temporary exclusion zones are required before lifting because the unit is large, heavy and vulnerable to wind while suspended. C Work begins with a steel frame assembled in the factory, where services and internal finishes may also be added. The completed unit is secured to a transport trailer for delivery. At the site, a lifting crane raises it from the trailer. D Workers align the module over a connection plate fixed at its base. The plate transfers and restrains loads at the joint, while the prepared foundation supports the installed unit and connects it to the structure below. E The team checks tolerances before releasing the crane and then seals joints between neighbouring units. Electrical, water and fire-protection systems must be tested across the connections rather than assumed to work because they operated in the factory. F The drawing omits bracing, lifting frames and adjacent modules. A fast lift is only one stage of the project; design coordination, approvals, transport planning and later inspection determine whether the overall programme is efficient.
